Edmonton Property Values shows property assessments, building permits, development applications, and related public records for the Edmonton area on a map. It is built to need as little of your data as possible.

Using the app without an account

The map works fully without an account. The app identifies itself to our server with a random device identifier that is not tied to your name, email, or any advertising identity. If you create watch zones or enable notifications, the zone shapes, notification rules, and your device push token are stored against that random identifier so alerts can be delivered.

If you create a (free) account

Accounts use Sign in with Apple only — we never see or store a password. We store the email address and optional name your provider shares (Apple lets you hide your real email behind a relay), which sign-in provider you used, and which plan you're on. That's the whole account record. You can delete your account at any time from the Account tab in the app, which removes it and everything tied to it on our server.

Location

The app only asks for your location when you tap something that needs it — the locate button on the map, "use my current location" in search, or setting your home during first-run setup. When you do, the coordinates are sent to our server to work out which property you are standing on and what is nearby. We use them to answer that request and do not keep a history of where you have been. Declining is fine: everything except those three buttons works without it.

Property reports and AI

Property reports and the optional "Ask" feature compose their text with a large-language-model provider (currently DeepSeek). What is sent: the public civic data being summarized and, for Ask, your question text. What is never sent: your email, name, push token, location, or zone shapes.

Usage analytics

The app reports anonymous usage events (screens opened, features used, app version) keyed to the random device identifier, so we can see what's worth improving. No advertising SDKs, no third-party trackers, no data sales — ever.

Subscriptions

Property Values Pro is billed by Apple through your App Store account. We receive a signed receipt confirming the subscription — never your payment details.

The data you see

Everything shown in the app — permits, applications, licences, assessed values, zoning — is public open data published by the City of Edmonton and Strathcona County.
